We provide estimates for our design-build projects at various stages of design to assist us in predicting the outcome of the bid process as closely as possible. Since we are in close contact with the industry through our project management work, we are able to solicit valid inputs and preliminary pricing from subcontractors at very early stages of design. We also incorporate historical information from our other projects, standard industry cost data, our better judgment from our experience in the industry, and forecasts of anticipated changes in construction costs from a variety of industry sources.

| Our estimates also give consideration to anticipated changes in building codes and municipal ordinances, the architects and engineers designing the project, the specification preparer, project location and community issues, the timing of the project in relation to season changes, and any other factors that could impact construction costs.
